Look into the Mash & Boil by Brewers Edge. It’s what I’m using now. I brew in my basement now.

I'm brewing with my 20 gallon mash tun. I haven't tried a BIAB setup yet though.

For me recently it's been a bottling tree, washer and a sodium percarbonate no rinse. I love BIAB, doing it maxi style in a 19L stockpot. Not sure which will be my next investement, converted tea urn BIAB , cornies or Fermentasaurus but brew fridge is deffo on the list too
